PROFESSIONAL CERTIFICATE · 10 WEEKS

Turn a signed contract
into a closing nobody has to fix.

Virtual Assistant Upgrade · Real Estate Transaction Coordinator

A two-week assessed specialisation on top of the Virtual Assistant track: reading a purchase agreement for its dates, building the deadline calendar, chasing the earnest money receipt, the weekly status update, the pre-closing checklist, and the call-back that defeats wire fraud. Taught inside Sawtooth Ridge Realty, a fictional Boise brokerage with nine agents and about 34 closings a month. For enrolled VA students from Week 6 and VA graduates; it adds a Transaction Coordination endorsement to your VA certificate rather than a separate certificate.

THE SKILL BEHIND THE OPPORTUNITY

Don’t just know what to say.
Know what to do next.

Two-week assessed specialisation for Virtual Assistant students and graduates: US real estate transaction coordination from contract to close, deadlines, the file, weekly updates and wire fraud defence, on a fictional Boise brokerage, earning a Transaction Coordination endorsement on the VA certificate.

THE CALENDAR

Inspection in 10 days, appraisal in 21, financing in 30, closing in 45. Who acts on each, and who is told?

YOUR NEXT MOVE

Enter every deadline from the agreement, assign who acts and who is told, and set the first reminder.

A deadline you are unsure of is confirmed with the agent in writing before it goes on the calendar.

02The receipt is not in the file.Never say the earnest money arrived without it.

THE FILE

The agent asks: did the earnest money come in? There is no receipt from title in the file.

YOUR NEXT MOVE

Chase the receipt with the title company and tell the agent it is not yet in; never confirm funds you cannot see.

A file that passes a broker audit has every item and a note for every gap.

03The email says wire now.The drill that saves a buyer's money.
sr / PRACTICE PLAYGROUND03 / 04

THE CALL-BACK

Updated wiring instructions from Foothills Title, two days before closing. The sender domain is one letter off.

YOUR NEXT MOVE

Do not forward it. Call the number already in the file, tell the buyer to wait for title by phone, then the agent, then the broker, and record it.

No wiring change is ever accepted from an email alone.

04The deadline passed.Report it the same day; the agent decides.
sr / PRACTICE PLAYGROUND04 / 04

THE BAD NEWS

The inspection contingency was yesterday and no removal or extension is in the file.

YOUR NEXT MOVE

Tell the agent with the date and the file, prepare the extension addendum, and never move the date quietly.

Telling it as it is, the day you see it, is the job.

What will you learn in the Real Estate Transaction Coordinator upgrade?

SchoolRegistry Academy’s Real Estate Transaction Coordinator upgrade is a two-week assessed specialisation for Virtual Assistant students from Week 6 and VA graduates. First, students learn the transaction coordinator’s line: recording dates, tracking deadlines, collecting documents and communicating, while the licensed agent negotiates and advises. Second, students practise the purchase agreement read for dates, the contingency calendar, earnest money receipts, disclosures, inspections and appraisals, the pre-closing checklist, weekly status updates and the call-back that defeats wire fraud, on Sawtooth Ridge Realty, a fictional Boise brokerage. Third, eight graded daily tasks and a final shift with zero critical errors add a Transaction Coordination endorsement to the VA certificate and its verification page. It is not a separate certificate, it does not license anyone, and it promises no job or income.

BUILT AROUND PROGRESS

How the Academy supports your progress

01 / ASK

AI study support

Ask academic questions in the lesson player. The assistant uses lesson context but does not answer assignments or grade your work.

02 / ORGANISE

Practical task boards

Manage personal work and participate in assigned team tasks with columns, dependencies, comments and history.

03 / IMPROVE

Feedback and revision

Use tutor feedback, explain your changes and resubmit while the original and revised evidence remain available for review.

Your assessed portfolio is private by default. Sharing is optional and revocable. Available learning-media formats depend on the lesson; caption and low-bandwidth processing is still being completed across the library.

01WEEK 1From contract to the file that passes an audit+

The TC's job and the line; the purchase agreement read for dates only; contingencies and how each is removed; the deadline calendar; earnest money and the receipt; disclosures; e-signature platforms; inspections, appraisals and repairs.

  • Agent, broker, TC: who may do what, and why the broker decides what an unlicensed TC touches
  • Contingencies: inspection, appraisal, financing, and how each is removed
  • Earnest money: the receipt, where it goes, and why you never say it arrived without it
  • The repair request: what the agent negotiates and what you record
02WEEK 2Closing week, the messages, and when it goes wrong+

Loan milestones and the pre-closing checklist; RESPA, TRID and the Closing Disclosure named and tracked; wire fraud and the call-back; the weekly update; the client who asks for advice; fair housing as a boundary on your words; the missed deadline, the silent lender, the outage; the final shift.

  • Wire fraud: the email that looks like title, and the call-back to the number in the file
  • The client who asks for advice, and the script that routes it the same hour
  • The lender who goes silent five days before closing
  • The second wiring-change attempt and the seven critical errors

The SchoolRegistry Academy certificate is assessed through knowledge and practical tasks—not simply time spent watching lessons.

Issued by SchoolRegistry Academy. This is not a third-party accreditation or a guarantee of employment.

MAKE AN INFORMED CHOICE

Is this your
next step?

A good fit if you…

  • You are a Virtual Assistant student past Week 6, or a VA graduate, and you want a second, more specialised skill that US brokerages hire assistants for.
  • You like a calendar with consequences: a contingency date that passes without a signed removal bothers you until someone has decided what to do.
  • You can hold a line under pressure: a buyer who wants advice, an agent who wants a date moved quietly, an email that says wire now.

Plan for the practicalities.

A computer, headset, reliable internet, and a quiet place to practice will help you participate. Check the live-session schedule before enrolling.

Future US-client work may involve afternoon or evening hours in Nigeria.

Employers may require experience on a specific transaction platform, and what an unlicensed assistant may do is set by state rules and the brokerage. This is an endorsement on the VA certificate; it is not a real estate licence. Employment is not guaranteed; role titles and hiring requirements vary by employer.

BEFORE YOU DECIDE

Good questions.
Straight answers.

Who can take this upgrade?+

Enrolled Virtual Assistant students from Week 6 and VA graduates. It is not sold on its own, because it assumes the VA track's inbox, calendar, confidentiality and task-board discipline and tests them on day one.

Is it a separate certificate?+

No. Passing adds an endorsement line to your VA certificate and its public verification page: with Transaction Coordination endorsement (two-week assessed specialisation). Endorsements are assessed inside the VA programme.

Will I be negotiating or advising clients?+

No, and the upgrade is strict about it. The licensed agent negotiates, advises on price and terms and interprets the contract. You record dates, track deadlines, collect documents and communicate. Advising a client is one of the seven critical errors.

Does this make me a licensed transaction coordinator?+

No. Licensing is state law, and what an unlicensed assistant may do is set by each state's real estate commission and the brokerage's own policy. The upgrade teaches that the broker of record decides what you touch, and it prepares you for the assistant roles US brokerages hire for.

What does it cost?+

₦50,000, or ₦80,000 for both VA upgrades together. Students in the first VA cohort take it free.

When does the cohort begin?+

October 12, 2026 at 11:00 AM WAT (Nigeria). Each track has one live class a week; the day is confirmed in your enrollment information.

Is a job guaranteed?+

No. The Academy develops and assesses skills. Employment depends on your performance, employer requirements, and available roles.

What does the fee include?+

₦50,000 covers this track. You can pay in full or in two ₦25,000 installments, with the balance due three weeks later. Review the handbook and checkout terms before paying.
