Third, eight graded daily tasks and a final shift with zero critical errors add a Property Management endorsement to the VA certificate and its verification page. It is not a separate certificate, it does not license anyone, and it promises no job or income.

No. Passing adds an endorsement line to your VA certificate and its public verification page: with Property Management endorsement (two-week assessed specialisation). Endorsements are assessed inside the VA programme.
No. The licensed manager decides applicants, rent, waivers, notices, entry, repair approvals and deposits. You prepare, record, coordinate and report, and the upgrade is strict about it: making or implying a leasing decision is one of the ten critical errors.
No. Licensing for property management is state law, and the upgrade says so and stops. It prepares you for the assistant and leasing-support roles that US property managers and small landlords hire for, with the licensed manager deciding what you touch.
