PROFESSIONAL CERTIFICATE · 10 WEEKS

Turn a full queue
into 240 doors that run on the rules.

Virtual Assistant Upgrade · Property Management VA

A two-week assessed specialisation on top of the Virtual Assistant track: listings from approved copy, applications collected and passed on, rent posted as the bank shows it, the ledger that must reconcile before any owner statement, maintenance triage from the manager's matrix, the 2 a.m. emergency, notices prepared for signature and never sent. Taught inside Alum Creek Property Management, a fictional Columbus firm with 240 doors across 31 landlords. For enrolled VA students from Week 6 and VA graduates; it adds a Property Management endorsement to your VA certificate rather than a separate certificate.

THE SKILL BEHIND THE OPPORTUNITY

Don’t just know what to say.
Know what to do next.

Two-week assessed specialisation for Virtual Assistant students and graduates: property management support for a licensed US manager across 240 doors, leasing support, rent ledgers, maintenance coordination, notices and owner statements with fair housing as the rule, on a fictional Columbus firm, earning a Property Management endorsement on the VA certificate.

THE LEDGER

It is the first of the month, tenants are calling to pay, and the portal has been down for two hours.

YOUR NEXT MOVE

Keep a phone log of every payment call; the manager issues receipts; reconcile to the bank when the portal returns.

Nothing is posted from memory.

YOUR NEXT MOVE

Trace it: the tenant paid short and the portal posted the full charge. Correct from the bank record and write the note.

THE EMERGENCY

A tenant calls the after-hours line in January: no heat, a baby in the flat.

YOUR NEXT MOVE

Dispatch the 24-hour vendor per the matrix, call the manager on call, tell the tenant who is coming and when, log every time; promise nothing about cost.

The manager approves what the owner pays, never you.

What will you learn in the Property Management VA upgrade?

SchoolRegistry Academy’s Property Management VA upgrade is a two-week assessed specialisation for Virtual Assistant students from Week 6 and VA graduates. First, students learn the assistant’s line: preparing, recording, coordinating and reporting while the licensed manager decides applicants, rent, waivers, notices, entry and deposits, with fair housing as the rule under everything. Second, students practise listings from approved copy, applications collected and passed on, rent posted as the bank shows it, ledgers reconciled rather than plugged, maintenance triage and after-hours procedure, notices prepared for signature and owner statements, on Alum Creek Property Management, a fictional Columbus firm with 240 doors. Third, eight graded daily tasks and a final shift with zero critical errors add a Property Management endorsement to the VA certificate and its verification page. It is not a separate certificate, it does not license anyone, and it promises no job or income.

BUILT AROUND PROGRESS

How the Academy supports your progress

01 / ASK

AI study support

Ask academic questions in the lesson player. The assistant uses lesson context but does not answer assignments or grade your work.

02 / ORGANISE

Practical task boards

Manage personal work and participate in assigned team tasks with columns, dependencies, comments and history.

03 / IMPROVE

Feedback and revision

Use tutor feedback, explain your changes and resubmit while the original and revised evidence remain available for review.

Your assessed portfolio is private by default. Sharing is optional and revocable. Available learning-media formats depend on the lesson; caption and low-bandwidth processing is still being completed across the library.

01WEEK 1The desk, the systems, leasing and rent+

The assistant's job and the line; what the manager decides; fair housing and the protected classes; AppFolio and Buildium; the rent roll and the portals; listings from approved copy; applications collected and passed on; screening and the FCRA named; rent, late fees, the waiver request and the ledger that does not reconcile.

  • Fair housing: the protected classes, and the rule that you never characterise who lives where
  • Showings, applications and documents: collect, confirm, pass on, never decide
  • The waiver request: quote the lease, route to the manager, never waive
  • The ledger that does not reconcile: found, not plugged
02WEEK 2Maintenance, moves, owners, and the final shift+

Intake and urgency; vendor dispatch inside the approval limit; the after-hours emergency; move-in and move-out records; deposits and notices prepared for signature; the owner statement; bad news as it is; the portal down on rent day; the owner who asks for no kids; the final shift.

  • The after-hours emergency: the 24-hour line, the on-call call, the log
  • Notices prepared for signature: late rent, renewals, entry, violations
  • Bad news reported as it is: the unit that sat empty for sixty days
  • The ten critical errors, and the scams that dress up as owners and vendors

A certificate.

The SchoolRegistry Academy certificate is assessed through knowledge and practical tasks—not simply time spent watching lessons.

Issued by SchoolRegistry Academy. This is not a third-party accreditation or a guarantee of employment.

MAKE AN INFORMED CHOICE

Is this your
next step?

A good fit if you…

  • You are a Virtual Assistant student past Week 6, or a VA graduate, and you want a specialised skill that US property managers and small landlords hire assistants for.
  • You can run a queue of tenants, owners, applicants and vendors at once, record what each one said, and route rather than decide.
  • You will quote the lease rather than your own judgement: the late fee is what the lease says, the waiver is the manager's call, the repair cost is not yours to promise.

Plan for the practicalities.

A computer, headset, reliable internet, and a quiet place to practice will help you participate. Check the live-session schedule before enrolling.

Future US-client work may involve afternoon or evening hours in Nigeria.

Employers may require experience on AppFolio or Buildium, and licensing for property management is state law. This is an endorsement on the VA certificate; it does not make you a property manager or a leasing agent. Employment is not guaranteed; role titles and hiring requirements vary by employer.

BEFORE YOU DECIDE

Good questions.
Straight answers.

Who can take this upgrade?+

Enrolled Virtual Assistant students from Week 6 and VA graduates. It is not sold on its own, because it assumes the VA track's inbox, calendar, confidentiality and task-board discipline and tests them on day one.

Is it a separate certificate?+

No. Passing adds an endorsement line to your VA certificate and its public verification page: with Property Management endorsement (two-week assessed specialisation). Endorsements are assessed inside the VA programme.

Will I be approving tenants or setting rent?+

No. The licensed manager decides applicants, rent, waivers, notices, entry, repair approvals and deposits. You prepare, record, coordinate and report, and the upgrade is strict about it: making or implying a leasing decision is one of the ten critical errors.

Does this make me a property manager?+

No. Licensing for property management is state law, and the upgrade says so and stops. It prepares you for the assistant and leasing-support roles that US property managers and small landlords hire for, with the licensed manager deciding what you touch.

What does it cost?+

₦50,000, or ₦80,000 for both VA upgrades together. Students in the first VA cohort take it free.

When does the cohort begin?+

October 12, 2026 at 11:00 AM WAT (Nigeria). Each track has one live class a week; the day is confirmed in your enrollment information.

Is a job guaranteed?+

No. The Academy develops and assesses skills. Employment depends on your performance, employer requirements, and available roles.

What does the fee include?+

₦50,000 covers this track. You can pay in full or in two ₦25,000 installments, with the balance due three weeks later. Review the handbook and checkout terms before paying.
